Chicago's Brick Buildings Need a Different Kind of Expertise

Chicago built more brick structures per capita than almost any American city during the late 1800s and early 1900s. After the Great Chicago Fire of 1871 mandated fireproof construction, brick became the default building material for everything from worker cottages to six-flats. Today, much of that brick stock is 80 to 130 years old — beautiful, durable, and requiring specialized knowledge to maintain.

Pre-1940 Chicago common brick is fundamentally softer and more porous than modern brick. It requires softer mortar mixes (Type N or O) that flex with the building rather than fighting it. Using the wrong mortar — which many contractors do — causes the brick itself to crack, leading to spalling damage that costs far more to fix. We've been matching mortar to historic Chicago brick for three decades.

Our crews work in all 77 Chicago neighborhoods. We know the specific brick types, building ages, and common failure points by area. That local knowledge shows up in longer-lasting repairs and fewer callbacks.

What Makes Chicago Masonry Repair Different

Chicago's combination of historic building stock, extreme climate, and local building codes creates masonry repair challenges you won't find in other markets. Here's what three decades of work in this city has taught us:

50+ Freeze-Thaw Cycles Per Year

Chicago averages more freeze-thaw cycles annually than almost any major U.S. city. Every crack, open joint, and porous brick face is a target. Staying ahead of damage with regular tuckpointing is always cheaper than structural repairs later.

Pre-1940 Soft Common Brick

Most Chicago buildings built before WWII used locally sourced common brick that's significantly softer than modern brick. These buildings require Type N or softer mortars. Wrong mortar forces cracks into the brick face — causing spalling that costs 5x more to fix.

Post-Fire Building Codes

After the 1871 Great Chicago Fire, city codes mandated brick construction citywide. This created a uniquely dense stock of brick buildings — and an entire industry of masonry craftsmen who developed Chicago-specific techniques still relevant today.

Lake Michigan Moisture

Neighborhoods near the lakefront face elevated moisture loading from lake-effect weather. Masonry in Rogers Park, Edgewater, Lincoln Park, and the Near North Side absorbs more water than inland areas — requiring more frequent inspection and appropriate waterproof sealers.

Landmark & Historic Compliance

Chicago has extensive landmark designation and historic district requirements. Work on designated properties must use appropriate materials and methods. We've navigated these requirements on dozens of projects across the city's historic neighborhoods.

Condo Association Complexity

Chicago's high proportion of converted condo buildings means masonry work often requires board approval, reserve fund coordination, and phased scheduling. We're experienced in working with property managers and HOA boards throughout the city.

Chicago homeowners, condo associations, and property managers have trusted CTC Masonry for over 30 years. Our reviews reflect what we stand behind: honest assessments, correct materials, and work that lasts.

Masonry Repair Across All of Chicago

Chicago is one of the most demanding cities in North America for masonry contractors. The combination of a massive inventory of century-old brick buildings, an aggressive freeze-thaw climate, and exacting customers who care deeply about maintaining their properties' appearance and value creates a need for contractors who truly specialize — not generalists who offer masonry among a dozen other services.

CTC Masonry Group was founded in 1994 specifically to serve Chicago-area property owners who needed a masonry contractor they could trust year after year. Our founders grew up in the trade, learning tuckpointing and brick repair on Chicago's residential and commercial buildings in the 1980s before starting the company. That direct, hands-on experience — now spanning more than three decades — is why we understand Chicago brick in a way that newer or out-of-area contractors simply cannot match.

Tuckpointing for Chicago's Historic Brick Buildings

Chicago's building stock presents a unique mortar matching challenge. Buildings constructed between roughly 1870 and 1940 used soft common brick fired at lower temperatures than modern brick. This brick — recognizable by its warm red, orange, and brown tones — requires mortar that's softer and more flexible than what most contractors use by default. The standard Type S mortar sold at hardware stores is too hard for these buildings. When hard mortar is used in soft brick joints, the stress from thermal expansion and freeze-thaw cycles has nowhere to go — so it cracks through the face of the brick instead of through the mortar joint. The result is spalling, which is far more expensive to repair than the tuckpointing that should have been done correctly in the first place.

We test and match mortar hardness to each building's brick type as a standard part of every Chicago tuckpointing project. For greystones, we formulate mixes compatible with the limestone and soft brick combination. For post-war brick buildings, we use appropriately harder mixes. This isn't extra service — it's the baseline of what correct tuckpointing means in Chicago.

Chimney Repair Across Chicago Neighborhoods

Chicago chimneys suffer from the same freeze-thaw exposure as exterior walls but with an additional challenge: chimneys project above the roofline, fully exposed on all four sides to wind, rain, and temperature extremes. The chimney crown — the concrete cap at the top — is frequently the first component to fail, and a failed crown accelerates deterioration of the entire chimney. We repair and replace chimney crowns, rebuild deteriorated chimney tops, repair or replace chimney caps, and address flashing failures where the chimney meets the roof. For severely deteriorated chimneys, we perform full rebuilds.

Condo Building & HOA Masonry in Chicago

A significant portion of our Chicago work is with condominium associations and HOA boards. These projects require different handling than a single-family home: detailed proposals that boards can present to owners, scheduling that minimizes disruption to residents, phased work plans that align with reserve fund budgets, and thorough documentation for board records. We've developed a working process specifically for Chicago condo associations that makes large masonry projects manageable and predictable. Property managers across the city have us on their preferred contractor list for this reason.
